The Owners Association and the Board of Directors of Coral Ridge Commercial Condominium Association, Inc. have significant challenges as a result of a series of unfortunate events. Some of the problems our Association must resolve are the result of what appear to be improper decisions and filings made by the developers and previous Boards. The big unfortunate natural event was Hurricane Charlie. The damage and losses caused by this storm resulted in a massive effort by our Secretary (Michael Simmons) to secure insurance payment for Association losses. His efforts spanned many months and untold hours including negotiation with the insurance company. The result was a phenomenal increase from the first minimal inadequate settlement offer to the final figure that covered our losses very well. Needing a basis for negotiation Mr. Simmons researched virtually all the corporate documents available at the time. Some of these documents and Association filings dated back to 1981, the initial filing for the Condominium. As a result of this research many issues surfaced. The Board was replaced for 2006 and the new (and present) Board determined time was needed to establish reliable financial data before the Association and Board could move forward on any of the pressing issues that had been discovered. The losses and a liability claim resulted in our insurance company canceling our policy in 2006. Affordable windstorm insurance was virtually unavailable, some agencies either not responding to requests or refusing to offer a quote. The issues and financial data were communicated to the Owners and presented at the 03/20/2007 Annual Meeting. No members stepped forward to assist with solving our Association’s ongoing problems and no other Owners expressed any interest in service to CRCCA on the Board of Directors. The 2006 Board therefore continued into the 2007 fiscal year. In September of 2007 the Board invited the Owners to a meeting for a presentation of a comprehensive overview of the past history and present status of our Association. Our Secretary, Michael Simmons, spent countless hours researching old CRCCA documents to put the following document together. The membership was asked to help in the resolution of the issues presented. These documents are summarized below.
