A substantial portion of your monthly maintenance fees cover our association water bills. For a short period of several months during the Summer of 2007 these bills showed a sharp increase. Although a water main or feed leak was considered, inspection of the units revealed no plumbing problems. One day Jim Harrower saw a water truck filling at our fire hydrant. The hydrant at the corner of Unit #1 (RV Repair) is on our water meter. The hydrant across Cooper Street is not on our meter and water taken from this City hydrant is not billed to CRCCA. The water was being used during the road construction on Cooper Street. Jim Harrower directed the trucker to use the hydrant across the street. CRCCA had several months of high water use most likely the result of the road crews filling their water trucks at our hydrant.
Most of the water metered to CRCCA is used by Mastec, the company that rents units from Tom Maloney. Although all Owners, through maintenance fees, pay the expenses of CRCCA including the water bill, water usage is not shared equally. In effect, all other owners are supplementing Mr. Maloney’s income from his rental property. You may wish to review the Owners Invoices by clicking on the tab at the left regarding outstanding fees owed CRCCA. If the owners voted to install water meters on each phase/building, a more equitable assessment by building could be made.
