My warehouse in located at 3151 Cooper Street, Unit 17, Punta Gorda, Florida 33950. This is my storage unit, is not a business and has no phone or mail deliver. It is essentially my hobby shop where store my “stuff”, keep my tools and frequently view my unfinished projects. Coral Ridge Commercial Condo Association (CRCCA) manages the group of buildings where my warehouse is located. The commercial development was built over a twenty-five year period beginning in 1981. The development was organized under the old rules pursuant to Chapter 718, Florida Statues, 1979. The project was developed in phases since it’s inception and is now comprised of seven groups of structures. Most of the units are occupied by commercial, business operations. A road, owned and maintained by CRCCA runs East off Cooper Street between the various buildings.
The Northeast corner of this intersection is occupied by Coral Ridge Auto/RV (Phase I, Unit #1) and is the biggest single use building/property in the association.

Across the private road, on the Southeast corner of the intersection Phase VIII is a long building with six units. Unit #51 is a beauty salon. Units #52, #53, #54 are occupied by the Italian Bakery. Clear Channel is located in units #55 & #56.

Proceeding East on the private road Punta Gorda Self Storage (Phase VI & VII) a group of fenced in buildings with multiple small storage units is seen.

Across the street from PGSS (North side) Phases II & III are located. Phase II is comprised of Units #2, #3, #4, #5, #6, & #7. Units #2 & #3 hold an auto body shop. A landscape maintenance company is in Unit #4. The remainder are storage units.

Phase III has 4 units. A granite counter top company occupies Units #8 & #9. Mastec is located in Units #10 & #11.

Further East on the South side of the CRCCA private road you will find Marine Contractors Group (Phase V). They have a fenced in yard with heavy equipment and a few temporary structures.
Across the street is the newest building, Phase A-B (formerly Phases IV & IX). Units #14, #15, #16, #17, #18, #19, #20 & #21 are located here. The only business in this building is the Coral Ridge Canvas in Unit #21. All the rest are storage units. I own Unit #17. Following Hurricane Charlie our buildings and fences suffered significant damage. After many hours of work and negotiation with our insurance company Michael Simmons, one of our board members reached a favorable settlement and all buildings were repaired. After many weeks and months of work the initial insurance company offer of $150K was finally settled for $450K through Michael’s efforts. Our buildings are now stronger than before we were hit by Charlie, a category 4 hurricane.
